About the yield estimate. The gross rent multiplier (GRM) is the price divided by one year of rent, assuming every unit rents at the township's typical 1–2 bedroom apartment rent. It is a quick screening number, not an appraisal: actual rent rolls, vacancies, unit sizes and expenses (taxes, insurance, heat, repairs) decide the real return. A lower GRM means more rent per dollar paid.
