What this means

Asking rents run ahead of signed rents. Homes on the market today ask a median $2,725, about 8% more than the $2,513 that actually got signed last month. Renters have room to negotiate on homes that have been sitting.
Good homes still move fast. 22 of 66 leases were signed within three weeks of listing. If a place fits, apply quickly with documents ready.
Most leases are under $3,000. 43 of 66 leases (65%) were below $3,000 a month. A typical 1-bedroom rented for $2,250, a 2-bedroom for $2,600.
Family-size rentals are priced high. 3-bedroom homes rented for a median $3,625, but available ones ask $4,250 and have been listed a median 49 days. Landlords pricing above the signed range should expect a longer wait.
Nyack has the most choice. 46 of the 164 available rentals (28%) are in the Nyack area.
